Although overall home sales have remained slow throughout the Victor Valley, Hesperia's figures are relatively robust, according to statistics compiled by Larry Trombley from the Victor Valley Multiple Listing Service.

At $178.62 per square foot, Hesperia's per square foot value trails only Spring Valley Lake, which has a dollar per square foot of $183.03. Valley-wide, the average is $169.00 per square foot.

With one out of 15 homes sold last month, Hesperia is tied for first with Phelan. Fifty-nine of Hesperia's 911 homes for sale sold in May. Relatively, Adelanto had the least homes sold with a sales ratio at one out of 35. Two hundred and sixteen homes out of 3,937 homes for sale sold last month in the Victor Valley.

The average home sale price in Hesperia last month was $301,150; however, that was behind the $415,480 of Spring Valley Lake. Homes sold for $312,305 across the Valley in May.

When homes sold for an average of $95,634 10 years ago in the Victor Valley, they sold at a one out of seven clip. As the home sales boom picked up speed, homes sales matched the number of homes listed and had an average sales price of $216,801 in May of 2004, according to the figures.
