Hesperia residential real estate sales continued to decline as price per square foot dropped to $67.56 in February. Throughout the Victor Valley, the $66.05 figure was the lowest price per square foot in eight years.


The average price of Hesperia homes sold during February were $128,710. The highest priced homes in the area were in Phelan/Piņon Hills and Spring Valley Lake, which both topped $163,000. The lowest sale price averages were in Adelanto, with $83,817. Apple Valley homes sold for an average of $156,446, while Victorville's sold for $116,485, according to Multiple Listing Service statics provided by Larry Trombley of Century 21 Rose Realty.


The highest-priced average sales month of February was in 2006 when the Victor Valley average was $327,561.


Ninety percent of the Victor Valley's February closed sales, which reflect activity of prior months, were bank owned, according to the MLS numbers.


During the reporting period, there were 758 homes for sale.
