The average sale price for a home in Hesperia last month was $107,999, according to recently released statistics.
Compared to other cities in the Victor Valley, Hesperia's home prices were the second lowest. Only Adelanto, whose average home sale price was $94,591, was less.
Topping the list was Spring Valley Lake ($215,491) followed by Apple Valley ($147,335), Phelan/Piņon Hills ($140,075) and Victorville ($115,493).
Despite its higher average sale price, Victorville's price per square foot was lower at $57.92 compared to Hesperia's $62.07.
Valley-wide, February closed sales were down 2 percent from January and a whopping 26 percent down from the same time last year. Bank-owned homes accounted for 78 percent of February's closed sales and 92 percent were vacant when sold.
The average Victor Valley home sold for $121,010 in February compared to $101,998 in 2000. The highest February on record was February 2006, which the average home sold for $327,561.
The figures are compiled from the Victor Valley Multiple Listing Service by Larry Trombley, a Century 21 Rose Realty agent who publishes the monthly "Pulse of the High Desert Real Estate."
